Denver, CO | 2017 – Present
Once an undevelopable municipal and industrial landfill along the 405 Freeway, the 157-acre Cal Compact site is being remade into an environmentally sound, mixed-use destination for Carson. As the Carson Reclamation Authority’s environmental and development manager, RES is leading remediation oversight, system operations, and major infrastructure upgrades to enable phased vertical development.
Denver, CO | 2019 – Present
Once a neighborhood dry cleaner and later a creative co-working space, the 29X property has been transformed by RES into a 42-unit sustainable apartment community through targeted remediation, risk management, and strategic financing. Today, 29X Apartments stands as a model of urban regeneration in Denver, powered by rooftop solar, EV-ready infrastructure, and walkable, connected design.
Bayonne, NJ | 2019-2023
Once a World War II naval supply depot, the 153-acre former Military Ocean Terminal Bayonne site has been reborn as the Bayonne Logistics Center—a modern, port-connected logistics hub serving more than 60 million consumers within a five-hour drive. RES supported Lincoln Equities Group through acquisition, environmental management, and horizontal development, elevating and preparing the site for over 1.2 million square feet of state-of-the-art warehouse and distribution space.
Fontana, CA | 2001-2003
Once the first integrated steel mill west of the Rockies, the former 1,200-acre Kaiser Steel site has been transformed into the Kaiser Commerce Center—a major logistics hub in the Inland Empire. RES principals led the acquisition, environmental strategy, and risk management that enabled entitlements for over 7.6 million square feet of industrial space and the successful redevelopment of this historic brownfield.
Detroit, MI | 2009-2011
During GM’s 2009 bankruptcy, one of the most complex environmental bankruptcies in U.S. history, RES principals served as expert consultants to Motors Liquidation Company and AlixPartners, guiding real estate disposition, liability resolution, and reuse planning for GM’s legacy manufacturing sites. Their work established cleanup frameworks, negotiated regulatory agreements, and enabled the settlement of more than $450 million in governmental claims—positioning former GM properties for redevelopment.
Denver, CO | 2002-2011
Once a heavily contaminated smelter and refinery operating for more than a century, the former 77-acre Asarco Globe Plant has been transformed into the Crossroads Commerce Center—nearly one million square feet of modern industrial and distribution space in Denver’s Globeville neighborhood. RES principals led remediation, risk management, entitlements, and horizontal development under the Asarco Multi-State Custodial Trust, structuring the financing and partnerships that made the site’s safe reuse and revitalization possible.
Denver, CO | 2006-2013
RES principals facilitated the redevelopment of a former 200-acre Hamilton Sundstrand aerospace manufacturing site in suburban Denver, managing environmental cleanup, asbestos abatement, and demolition to resolve complex risk and ownership challenges. The site is now Midtown at Clear Creek, a 180-acre mixed-use community with 1,200 homes, retail, and open space, exemplifying sustainable urban redevelopment.
Los Angeles, CA | 2000-2004
RES principals led the acquisition and redevelopment of the 90-acre former Time Oil Refinery at the Port of Los Angeles, structuring a complex three-party transaction and assuming oversight of environmental cleanup and regulatory compliance. Their efforts enabled the site’s transformation into 1.8 million square feet of modern warehouse and distribution facilities, enhancing the Port’s logistics and industrial capacity.
Hercules, CA | 1997-2000
The 219-acre former Pacific Refinery in Hercules, California, was transformed from a 55,000-barrel-per-day industrial site into Victoria-by-the-Bay, a vibrant residential community with over 800 homes, an elementary school, and neighborhood retail. RES principals led the acquisition, full lifecycle remediation, permitting, and redevelopment, investing more than $40 million to turn a heavily industrial brownfield into a model of large-scale community renewal.
Denver, CO | 2011-2015
The 19-acre former St. Anthony Central Hospital in West Denver was transformed from a 1.3-million-square-foot hospital complex into seven mixed-use urban blocks featuring residential, retail, office, and public spaces. RES principals led the acquisition, environmental abatement, demolition, and redevelopment planning, managing risk through phased analyses, performance contracts, and environmental insurance to ensure a timely and successful infill project.
