About this Project

Located in the Sloan’s Lake neighborhood at 4900 W. 29th Avenue, this 0.3-acre property, was formerly operated as a Dry Cleaner and contained residual perchloroethylene (PCE), a contaminating dry-cleaning solvent, left in the soil and groundwater. We formed “29X Landco LLC” (29X) in a joint venture partnership with Avanti to clean up the contamination and redevelop the property into a 42-unit apartment building with significant sustainability improvements including designation as an Xcel Energy Efficient Building, providing solar power in all common areas and 6 EV charges. This 

property has a Walk Score (73) and Bike Score (72) designated as “Very Walkable and Bikeable”.

 

29X enrolled the property in the Colorado Department of Public Health and Environment’s (CDPHE) Voluntary Clean-Up Program (VCUP) and operated

the property as an office sharing building, through the summer of 2021while the design and entitlements of the project were being completed. As

a result of its enrollment in the VCUP, the project has benefitted from a low interest rate loan funded through the Colorado Brownfields Revolving Loan Fund,

administered by the Colorado Housing and Finance Authority, designed specifically for the clean-up of environmentally contaminated commercial sites. A 

No Action Determination from CDPHE is anticipated in 2023.

 

29X contracted with Fiore and Sons to complete the abatement and demolition of the existing improvements, and K2 Residential Solutions as the general contractor of the new three-story over podium parking apartment building, to be called “29x.” Work to remove the existing site improvements started in October 2021 and vertical construction began in late 2021. K2 and 29X anticipate the vertical construction to be complete in early 2024
