St. Anthony Hospital Redevelopment

The 19-acre former St. Anthony Central Hospital, located between West Colfax Avenue and Sloan’s Lake in West Denver, represents one of the city’s largest and most transformative infill redevelopments. While serving as President and Executive Vice President of EnviroFinance Group (EFG), the Principals of RE | Solutions (RES) led the acquisition, abatement, and demolition of 1.3 million square feet of former hospital facilities, as well as planning and approval of the site’s General Development Plan (GDP). Their team negotiated the complex property purchase from Catholic Health Initiatives of Colorado and managed an intensive due diligence process designed to quantify and control environmental and financial risk through phased analyses, fixed-price performance contracts, and manuscripted environmental insurance coverage. Work commenced immediately following closing, enabling efficient redevelopment and effective management of unforeseen environmental conditions under the project’s environmental insurance policy. The team’s efforts reestablished the city street grid and utilities, creating seven new urban blocks for residential, retail, office, and entertainment uses anchored by high-quality public spaces.
