Once a U.S. Navy supply depot during World War II, the 153-acre Bayonne Logistics Center—formerly the Military Ocean Terminal Bayonne (MOTBY)—has been transformed into a modern logistics hub on the shores of the Hudson River. With direct access to the Port of New York and New Jersey, the site now connects more than 60 million consumers within a five-hour drive, serving as a vital link in the region’s shipping and distribution network.
RE | Solutions (RES) supported Lincoln Equities Group (LEG) in the acquisition, environmental management, and redevelopment of this historically complex property. The MOTBY peninsula, created from dredged New York Harbor material in the early 1900s, contained a range of legacy contaminants and was further impacted by decades of U.S. military operations. Following its closure under the Base Realignment and Closure (BRAC) program, the property was conveyed to the City of Bayonne for redevelopment.
RES played a key role in advancing the project from concept to construction. The team assisted LEG in negotiations and due diligence with the prior owner, Ports America (Oaktree Capital Management), then managed environmental and risk-management activities associated with the purchase. As project manager for horizontal development, RES oversaw, site grading, and strategic filling operations to elevate the property above post-Sandy flood levels while implementing robust environmental controls and infrastructure upgrades.
Today, the Bayonne Logistics Center includes construction of over 1.2 million square feet of state-of-the-art warehouse and distribution space designed to support port-related logistics operations. Demonstrating a continued commitment to sustainable, economically impactful redevelopment of former industrial and military sites.
