A former neighborhood dry cleaner, and later a unique co-working space (The Creative Farm), the 29X property’s soil and groundwater was marked by remnants of its past dry cleaner use. Seeing potential where others saw risk, RE | Solutions (RES) acquired the property, structured a risk management program, managed asbestos abatement and demolition, conducted remediation, processed entitlements, and planned and developed the 29X Apartments—a 42-unit community that honors Sloan’s Lake’s history while shaping its sustainable future. Solar energy now powers shared spaces. Electric vehicles charge in the garage. Residents walk or bike to nearby parks and shops. What was once a brownfield is now a vibrant model for urban regeneration in the heart of Denver.

To bring this vision to life, RES enrolled the property in the Colorado Department of Public Health and Environment’s (CDPHE) Voluntary Clean-Up Program (VCUP) to ensure environmental compliance. The team also secured a low-interest rate loan through the Colorado Brownfields Revolving Loan Fund using an EPA funding source administered by the Colorado Housing and Finance Authority (CHFA)—a critical step that financed the cost of cleanup and abatement, and enabled the redevelopment to move forward.

RES integrated multiple sustainability initiatives in the building design to extend the site’s environmental benefits well beyond construction. The property now features a 50 kW DC rooftop solar array, producing approximately 80,761 kWh annually. The system participates in Xcel Energy’s Solar*Rewards program, which provides a 20-year renewable energy credit (REC) purchase agreement.

Additional features include solar-powered common areas, six EV charging stations, and an Xcel Energy Efficient Building designation. Designed with walkability and connectivity in mind, the property earned a Walk Score of 73 and Bike Score of 72, reflecting the project’s alignment with sustainable urban design and community well-being.
